GTA sellers searching for a low commission realtor usually find two options: an agent who charges a smaller percentage, like 1% or 1.5%, or a flat fee realtor who charges one fixed amount. Both cost less than a typical 2.5% listing commission. Which one saves more depends on your home's price.
A low commission real estate agent charges a reduced percentage of your sale price. The fee is lower than 2.5%, but it still rises as your price rises: 1% on a $1,000,000 home is $10,000, and 1% on $2,000,000 is $20,000.
A flat fee realtor charges one fixed amount no matter what your home sells for. Hussain Lakhani's flat fee is $4,995 for a full-service listing across the GTA, so the fee stays the same at $700,000 or $2,000,000.
Listing side commission only, at common GTA price points:
| Sale price | 2.5% | 1.5% | 1% | Flat fee |
|---|---|---|---|---|
| $700,000 | $17,500 | $10,500 | $7,000 | $4,995 |
| $1,000,000 | $25,000 | $15,000 | $10,000 | $4,995 |
| $1,500,000 | $37,500 | $22,500 | $15,000 | $4,995 |
| $2,000,000 | $50,000 | $30,000 | $20,000 | $4,995 |
At almost every GTA price point, a flat $4,995 costs less than even a 1% low commission agent, and the gap widens as prices rise.
